What our customers say
What is an EICR?
An Electrical Installation Condition Report is a full inspection and test of a property’s fixed electrics, written up in a formal report.
It can identify:
- Potential electrical hazards
- Damaged or worn components
- Unsafe installation conditions
- Anything needing further investigation
- Recommended improvements
The report records the condition of the installation on the day of inspection and whether it’s satisfactory for continued use.
Who needs an EICR?
Most often landlords, but any property owner can benefit from knowing their electrics are safe.
Landlords
Meet your electrical safety obligations and give tenants a copy of the report.
Homeowners
Find out the condition of your home’s electrics, especially in older properties.
Buyers & sellers
Spot electrical issues before you commit, and budget for any work.
Property managers
Testing and reporting for single lets through to larger portfolios.
Landlord guidance on this page refers to privately rented homes in England. Rules differ in Wales, Scotland and Northern Ireland.

Risk of injury. Immediate action needed to make it safe.
Potentially dangerous
Urgent remedial work required.
Improvement recommended
Advised, but doesn’t fail the report on its own.

What is an EICR certificate?
An Electrical Installation Condition Report (EICR) is a formal inspection and test of a property’s fixed electrical installation: the consumer unit, wiring, circuits, sockets, switches and fixed fittings. The report records the condition of the installation and lists any issues found, each with a classification code.
How much does an EICR cost in London?
EICRs start from £95 + VAT. The final price depends on the size of the property, the number of circuits and the scope of the inspection. Send us a few property details and we’ll give you a clear quote before anything is booked.
How long does an EICR take?
It depends on the size, age and condition of the installation, so there’s no fixed time. We attend, inspect and test everything the EICR covers, and confirm your appointment time when you book.
How often does a landlord need an EICR?
In England, landlords of most privately rented homes must have the electrical installation inspected and tested by a qualified person at least every five years, or sooner if the previous report says so. A copy of the report must be given to tenants. Rules differ in Wales, Scotland and Northern Ireland.
Do homeowners need an EICR?
It isn’t a legal requirement for owner-occupiers, but it is widely recommended roughly every ten years, when buying or selling a home, or before major renovation work. It gives you a clear picture of the installation’s condition.
What happens if my property fails an EICR?
If the report records any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) observations, the overall result is unsatisfactory. The report explains what needs attention. Landlords in England generally need remedial work completed within 28 days, or sooner if the report specifies. Ask us about the findings and we’ll talk you through your options.
How quickly will I receive my EICR report?
Your report is issued within 24 hours of the inspection.
Does the property need to be empty during the inspection?
No. We just need access to every room, the consumer unit (fuse board) and the meter area. If tenants are in, please let them know the appointment time in advance.
Will the electricity need to be turned off?
Yes, for parts of the inspection. Some tests can only be carried out with the power off, so expect short periods without electricity. Save any work on computers and be aware of fridges, freezers, alarms and medical equipment.
What information do I need to provide for a quote?
Your postcode, the property type, the number of bedrooms and anything we should know, such as the age of the installation, outbuildings or a previous report. That is usually enough for an accurate quote.
Can you attend the property on the same day?
Sometimes. Same-day appointments can occasionally be arranged depending on availability, but we can’t guarantee them. Let us know your deadline when you enquire.
Which London areas do you cover?
We cover London & surrounding areas. Send us your postcode and we’ll confirm whether we can attend.
